SEEKING RESPECTFUL CLEAN ROOMMATE - $1,250

I am seeking a down to earth, laid back, young professional as a roommate who is respectful, clean (any flight attendants/ consultants, step to the front!). I work in advertising, and sometimes work late hours. Usually out and about on the weekends, but want to come home to a nice quiet relaxing place during the week. When home, I like to watch tv, occasionally cook, or hang out in my room. The other roommate is a full time student, and also works full time - so rarely see each other.

Apartment/ Room Details:
• Located on Central Park North (110th) and 5th avenue
• On 26 Fl of 35 Fl tower located at the NE corner of Central Park (Great living room view of NE Manhattan and East River)
• 3 Bdrm/ 1.5 Bath
• 2 additional communal closets (lots of closet space)
• Renovated with newer appliances including dishwasher! Just got amazing new windows as well!
• Laundry located in sister tower next door.
• Bedrooms are unfurnished- rest of apt is furnished, you will only need your own bedroom furniture (kitchen items OK).
• Room is ~11.6' x 8'
• There is heat / no AC but comfortable with powerful fans or portable AC
• Utilities are non-negotiable and included in rent (Verizon Fios cable/ wifi)

Move in Details:
• Monthly rent is $1,250 (includes all utilities)
• Before move in on Jan 1st you will need first month's rent and security deposit (equivalent to the monthly rent), proof of income, and a couple references
• an occupant form has to be completed and turned into management with a $50 application fee
• Roommate agreement will need to be signed

What I'm looking for in you as a roommate:
• looking for someone longterm (short term will be considered for right person)
◦ Prefer professional that has a full time job and active/ independent lifestyle (Grad students OK- close to Columbia)
◦ Pays rent on time (before 1st of every month) without being asked
◦ Clean, Respectful, easy going, quiet and adaptable to the current living situation.
◦ Laid back, NO drama
◦ No pets
◦ Prefer no significant others that will also be "moving" in. However, don't mind occasional guests that are announced, but does not bring the party home (especially during the work week!)
◦ Please be respectful, fun, and have common sense when living with others

A little about us:
◦ 30, male, works in advertising in Manhattan. Has lived in the apartment for 7 years, enjoys watching tv, cooking occasionally, and keeps to myself in the apt. Principal Tenant. The other roommate is mid- 20s, female, full time student and works full time in fashion.
