The apt is closest (0.3mi) to the L's Wilson stop but only 4 blocks (0.6mi) from the J+M trains' Halsey stop. It is kitty-corner from the nearest laundromat, around the corner from the nearest pizzeria + Irving Sq Park, a couple of blocks from restaurants, 4 or 5 coffee shops + bars are also easily w/i walking distance not to mention a bodega on every corner.
The apt has high ceilings + hardwood floors throughout w/ tile in the bathroom + kitchen. Although there is a central AC + heating system, all rooms (except for the vented bathroom) have windows to the outside. The entire apartment was just painted white w/ accent walls + a brick-exposed wall in the living room. The back + middle bedrooms are separated by the bathroom for more privacy. The middle + front bedrooms are separated by the kitchen, dining + living room. The rent does NOT include utilities (i.e. gas, electricity + 200mbps internet) nor shared groceries/toiletries but the landlord has approved access to the roof.
1. The back (medium) bedroom is $900mo in rent + about 8.5x11.25sqft w/ direct access to the fire escape, which has direct access to the roof + which the landlord is cool w/ you hanging out on. The room has a built-in corner closet, a great view of the Manhattan skyline. Renting this bedroom requires upfront payment of December's rent + an additional deposit of $900, for a total of $1800. Moving in prior to December 1st is possible at a pro-rated rent for November.
2. The middle (small) bedroom is $850mo in rent + about 8.25x8.25sqft w/ a small built-in closet + a window to the air shaft. Although there is no direct sunlight coming into the room, it is the closest to the roof. So, it does get more indirect sunlight than any of the downstairs neighbors do. It has direct access to the main hallway (not a railway). Renting this bedroom requires upfront payment of December's rent + an additional deposit of $850, for a total of $1700. Moving in prior to December 1st is possible at a pro-rated rent for November.
I'd prefer just one flatmate over two. So, if you're a working musician, artist or entrepreneur w/ the need to also rent a studio or office - this is the spot! I'd even be willing to pay a little more in rent for my own room to compensate for only having one flatmate, reducing yours to maybe $1600mo instead of the full $1750mo for both the back (medium) + middle (small) rooms. Another option could be to just split the rent evenly and share the spare bedroom for guests, office, etc. The landlord also said we could potentially rent out the middle (small) bedroom for extra income through AirB+B when we might need it, if you're down.
