*The Situation*
As planned back in January, my roommate will be moving out of our unit in late August as he’s just signed a new lease with his girlfriend (with her current lease ending at the same time).
In the lease assignment being offered, he is generously offering one free month of the remaining five month lease, dramatically reducing the $2,400 monthly rent to a net effective rent of $1,950. We have a spacious floorplan (~900sq ft), and were the first to live in the unit after its conversion to an apartment. The lease assignee would be taking his master bedroom (which has a window versus my windowless home office), spacious closet in the room and vaulted ceilings.
For the right person, I would also consider extending the lease in Jan-18 - Jan-19 to lock-in the below market rate.
Given the leasing office’s request for 30-day notice of assignments, we are looking to get this wrapped up by the end of the week.
*The Building*
Our building is an official City Landmark, having served as a bank in the 1930s, the location for several movies and more recently a conversion to luxury apartments.
We have a beautiful lounge with frequent social activities offered for residents, as well as fast (and free) WiFi. An outdoor terrace (complete with lounge chairs and tables) is adjacent to the lounge and overlooks the neighborhood.
The building also offers a long list of amenities...Just recently, there have been free yoga and exercise classes offered several days a week. Upon entry to the building, a very friendly and attentive team of doormen greets residents, further complimented by a Dry Cleaning Valet Service (priced comparably to local dry cleaners and also far more reliable), a separate (and very reliable) crew that accepts an unlimited number of packages, a respectable Gym, Concierge Service, ample washer/dryer machines and more.
*The Neighborhood*
The Financial District offers more than ten subway lines, making it quite easy to travel across Manhattan and beyond. For nightlife, Stone Street (as shown in the last picture) is a two minute walk. Additionally, the building is a five minute walk from the Wall Street Pier (with extensive Ferry Service) and quite close to both the Hudson and East River trails for exercise aficionados.
